What independent living is
Independent living is senior housing for older adults who can manage their own daily care but want an easier, more social lifestyle. Communities typically offer private apartments with services such as dining, housekeeping, maintenance, scheduled transportation, fitness, and activities. Residents come and go as they please.
Because independent living doesn't include personal care, it isn't licensed as an assisted living facility. If a resident later needs help with daily activities, they can often bring in a licensed home health or home care agency, or move to assisted living — sometimes on the same campus.
Common types of independent living in South Florida
- Rental independent living communities: month-to-month or annual leases with a monthly fee that covers rent and a package of services.
- Life plan communities (continuing care retirement communities, or CCRCs): usually require an entrance fee plus monthly fees and offer independent living, assisted living, and nursing care on one campus. In Florida, CCRCs are regulated by the Office of Insurance Regulation under Chapter 651, F.S.
- 55+ and 62+ communities: age-restricted housing, usually without included services. These can be a good fit for very independent seniors.
- Income-based senior apartments: subsidized housing for older adults with limited incomes. These often have waiting lists, so it helps to apply early.
Who independent living is right for
Independent living can be a good fit for someone who is safe at home day to day but is tired of home maintenance, no longer drives, eats poorly when cooking for one, or feels isolated. It is usually not the right choice for someone who needs regular hands-on help with bathing, dressing, or medications. In that case, assisted living is a better starting point.
Questions to ask when comparing communities
- What exactly is included in the monthly fee (meals, utilities, housekeeping, transportation)?
- Does transportation go to medical appointments and shopping, and on what schedule?
- Can residents bring in private caregivers or home health services?
- Is assisted living or memory care available on the same campus if needs change?
- What are the lease terms, fee increase history, and move-out policies?
- What is the hurricane and evacuation plan?
- Are there Spanish-speaking staff and residents, and activities in Spanish?
